New housing development launches in Wasco

Your Valley Builder celebrated the grand opening of phase one of their Wasco housing development, Palmas del Sol. There was music, tacos, raffles and face painting for the families that came to see their newly built homes.

"It was a great turnout, and we sold out all 54 homes in this phase one. Now we are promoting the sale of our homes in phases two and three," said Sales Manager Claudia Sandoval, a 23-year veteran of the company.

All the homes in the development phases are located off of Highway 46 and Poplar Ave. across the street from James A. Forrest Elementary School and near Annin Park and shopping.

"It's a great option for people that want to stay in Wasco instead of moving to other cities like Bakersfield," said Sandoval.

Ana Moreira bought a Palmas del Sol home.

"I love it. It is really roomy and just what my husband and I wanted. We are excited and can't wait to get the keys and move in," said Moreira. "It is in Wasco and has a great location close to our parents."

Jahira Cordova came to look at the homes.

"I like them, and it's better than paying rent. The rooms are spacious, and the yards are big, something I don't have now. My kids don't have room to play outside."

The company is family-owned, and they take pride in what they build, specializing in rural areas to help buyers become homeowners.

They offer three to four-bedroom homes starting at $300,000.

"Our homes have plenty of living room for growing families," said sales agent Isabel Navarro, who has been with the company for 41 years.

Homes come with indoor utilities, large lots, energy-efficient appliances, granite countertops and plank flooring.

"We provide affordable housing with quality constructed homes offering several models to fit every family's needs," said sales agent Corina Floyd.

There are also lots for one to build their custom home. "Each has little less than half an acre," said Navarro.

Special financing is available for residents of Wasco that meet the criteria.

"The city of Wasco qualifies for a USDA government program that helps those with low incomes, allowing for zero down payment. The builder also provides incentives for closing costs," said Floyd.

Navarro said it is an excellent time to buy.

"I don't think prices are going to go down."

The staff is bilingual to assist potential non-English speaking buyers.

"We have excellent customer service with lots of experience for any person with questions regarding the buying process," said sales agent Lorraine Holguin.

Your Valley Builder Owner Michael F. Hair Sr. said the city of Wasco has always been great to his company.

"I love Wasco. The city is easy to work with, and I've been building here since 1996," he said.

"The city council and staff are really good, as are the inspectors. They know what they are doing and are very thoughtful about what they do."
